Rayzor Ranch Lifestyle Center

System 27 provided Pre-Development Consulting services for Urban Retail Properties on the Rayzor Ranch Lifestyle Center project located in a suburb of Dallas, Texas. This 500 acre mixed use development features a 750,000 sf retail power center, a 725,000 sf retail lifestyle center and over 500 units of multi-family residential under a master development agreement. Retail tenants include Lowes, Sams, Wal-Mart, Dilliards, Belks, JC Penney, Best Buy, AMC Theaters, Victorias Secret, Coldwater Creek and Barnes & Noble. System 27 provided third party review and analysis services for existing soils issues, development agreements, environmental issues, wetlands, floodplain, TIF agreement, Sales Tax Recapture Agreements, utility agreements, engineering and architectural drawings, lease agreements, purchase and sale agreements, construction budgets, and development proforma to determine development feasibility for this combined $150 million power center and $150 million lifestyle center.

Orchard Park Lifestyle Center

System 27 provided Pre-Development Consulting services for Urban Retail Properties on the Orchard Park Lifestyle Center project located in Grand Rapids, Michigan. This 122 acre retail development features a 700,000 sf retail lifestyle center anchored by Cabela’s. System 27 provided third party review and analysis services for existing soils issues, development agreements, environmental issues, wetlands, TIF agreement, Sales Tax Recapture Agreements, utility agreements, engineering and architectural drawings, lease agreements, purchase and sale agreements, construction budgets, and development proforma to determine development feasibility for this $150 million lifestyle center.

Mercer Crossing

System 27 provided Pre-Development Consulting services for Urban Retail Properties on the Mercer Crossing Retail Center project located in Dallas, Texas. This 100 acre Urban Center mixed-use development is part of a 100 acre high-density PUD at the intersection of three of Dallas’ main highways. System 27 provided third party review and analysis services for development agreements, environmental issues, infrastructure agreements, wetlands, TIF agreement, PID agreement, market analysis, purchase and sale agreements, zoning, and development proforma to determine development feasibility for this development.

NRDC Lord & Taylor/Hudson Bay Company

System 27 provided Development Consulting services for Urban Retail Properties for their potential joint venture with NRDC in New York on the acquisition, management and repositioning of forty-seven Lord & Taylor retail stores in New England and the Midwest, as well as 600 Hudson Bay stores throughout Canada. System 27 assisted in the analysis of the proposed business plan, investment rationale, transaction history, prior performance, and intended repositioning strategy and costs.

Canterfield Community

System 27 provided Pre-Development Consultanting services for Haeger Properties for a 350 acre mixed-use development located in West Dundee, Illinois. The project features over 1.5 miles of frontage on the Fox River, an equestrian center, a community center, a Towne Center and six different residential neighborhoods. System 27 assisted in generating the master plan, phasing, development standards, and the project proforma.

Academy Center

System 27 provided Pre-Development Consulting for Academy Investments for a 50 acre mixed-use retail and residential development located on Route 59 in Plainfield Illinois. System 27 assisted in generating the master plan, phasing, development standards, and the project proforma.

Celebration Community Life Center

System 27 provided Owner’s Representative services for the construction of an $8.5 million community center and preschool for Our Saviours Lutheran Church in Naperville, Illinois. The project consisted of a gymnasium, twelve classrooms, full kitchen, youth center, welcome center, and administrative offices for the church’s community programs. System 27 acted as the Owner’s agent in all matters relating to the General Contractor, Architect, and Engineer to ensure the timely and cost-effective completion of the project.
